After receiving your contract or title order, we go to work by performing a complete title search of the property in the public records. We will clear up any errors and make pertinent corrections to any previous documentation if necessary. Payoffs are ordered, taxes are reviewed and any liens or HOA fees are clarified. With a "good faith estimate" and a few other pieces of information we can offer buyers a preliminary HUD-1 Settlement Statement so you see projected closing costs. With relevant payoff and tax information we can show what sellers will receive at closing. Armed with all the data we prepare final closing documents and your closing is quick and painless!
